Accounts & Profile Management


Michni enrolls its individual users as buyer, seller and tenants and enrolls professionals as agents, agencies and Developers. Five Standard Lifetime Listing Credits are awarded to individual users while professionals are awarded Ten Standard Lifetime Listing Credits for property.

You need to define your role as “agent” after accessing Michni from your social login. The options are available on your dash board. Click on edit profile and upgrade your role to agent to avail quota of ten free listings.

To avail true personalized experience and revenue boasters, please complete your profile. It may not hurt you if you are a simple buyer, seller or tenant but you will be missing lead generation programs specially designed to promote your business.

Though Michni offers you full liberty to use all functionality in any case but the better option is to verify your contact details that helps us render altered solutions for you. Furthermore, it helps Michni Administration, users and other fellow agents to reach you. We do not display individual users in search and their contacts are used by Michni and other users to reach them for their offered property inquiries etc.

Click onsign right before your name onwebor click sign on you App dash board to edit and update your profile. You can change your contact number, company details, social links, and password. You can upgrade your change your role into buyer, seller or tenant or can upgrade your role to agent, agency and developer but cannot downgrade role.

The type of account you select according to your needs or services provided by you defines your role. You can select roles at sign up or can change them from your dashboard. Michni maintains a complete profile of professional’s e.g. agents, agencies and developers that is searchable to users for further interaction and Michni uses it to offer in depth altered solutions. Please contact support if you need to downgrade your account.

Agency and Developer Accounts


Click on sign right before your name on web or clicksign on you App dash board to edit and update your profile. You can add a history of establishment, highlights and can link Authorized dealers, partners, social links and booking offices of respective projects and more. You can also add users eg. CEO and in other departments from same place.

Currently Real estate developer is the only role allowed to add and promote projects in very nominal pricing. Michni allows you to control every aspect of your developer account and your project within a few convenient clicks.

You can edit your personal details, contact details, company details, locations, services offered, services areas and agents and so on. Your agency will be searchable and visible to all our App and Web users with all submitted data and offerings with multiple direct contact options.

All other accounts but agency, are automatically activated and ready to go. Agency accounts are subject to approval and payment plan. Our business team will contact you to make a customized package as per your specific needs and once paid, your agency account will be ready to go.

The professionals who are operating as individual professionals in real estate industry are called individual agents, Michni awards ten standard life time listings to them and are automatically active at creation of their accounts. Agency are those account who operates in real estate industry as realtor and operates under an umbrella of a company. Agency accounts have more liberties, custom package and are subject to approval of admin. Agency accounts can add their team or agents to operate under their umbrella.

Select account type when registering account and join as agency or developer as per your respective needs. Fill all form and it’s done. After creation of account, select edit profile and start adding your further details for more visibility.

Agency accounts are company accounts where more than one agents are working under same umbrella of a company. The following are a few of benefits when operating an agency account.

Click on agency management from right panel of your company dashboard. It will open a panel as following

Now start adding, removing, viewing an agent profile or view his (er) listings.

When an agent (s) leaves agency, simply login to your agency dashboard, click on agency management and click on to remove an agent. All listings and listing quota of a removed agency remains in ownership of the company and are allocated to company owner. Michni doesn’t delete removed agent profiles from its platforms but simply moves it to individual agents and allocate him (er) ten standard listings to continue.

Michni offers a beautiful combination of centralized and decentralized operations to all company account holders. The main account holder known as owner /CEO of the agency have full controls over adding/removing agents, listing, monitoring agents accounts for progress, updating company account. If an agent is removed, all his (er) listings remains property of the company.

An agent when added, gets full liberty over his (er) account to update profile, adding listings, featuring listings and answering queries. This delegation of authority is kept to offer more freedom and space to both companies and their agents.

Michni will be bringing more features in next releases to agency accounts e.g lead management and right management to make an agency more efficient.

Portfolio Management


An individual user is awarded five while ten standard listing credits are awarded to professionals. If you need to extend your listing quota, please click on and proceed with purchasing. On successful payments the purchased quota is available for your use.

Basic or standard credits are reusable and can be used as many times as you want during its life time while promotional credits are consumable that vanishes after one use. A list or account cannot be enrolled as featured or premium directly. It needs to be enlisted on Michni as standard or basic and then upgraded to featured or premium. Once normalized after thirty days, you can promote it again.

Featured, Premium and highlighters are consumed on use and you will need to purchase these credits again if you need to. A highlighter highlights your property card for seven days for eye catching and clicks while all other promotional credits have a life span of exact 30 days once utilized.

Promotional credits as name suggests at Michni are here to help you in better sales, branding, lead generation and higher revenues. The promotional credits prioritize your professional accounts and listings in search results in your area of service.

Statistics says very few users surf pages more than five and if your ad is placed on 6th page, you can expect a very few views and lower response. Premium listings and accounts gets the highest priority to appear in their respective search followed up by featured and then standard or basic latest listings and so one.
Michni showcases five premium, five featured and fifteen standard listings in every area while projects in that area are also embedded accordingly. On refresh twenty five more listings with same pattern are displayed.
Instead of pagination we have employed “load more” technology that increases the probability of more viewership for even the oldest standard listings.

Michni places the latest standard listings on priority after premium and featured listings but the bulk of postings from thousands of users pushes it gradually downward. We have employed “load more” technology instead of pagination that offers more viewership to even the oldest standard listings.
It is suggested to often use refresh credits, the most affordable tool that keep you on top in search.

Michni after promotional priorities, shows latest active listings in the searched area. Refresh credit is the most economical tool to stay on top in search. One, five, ten and twenty refresh credits are used respectively for standard, featured, premium and project.
There is no limitation on use of refresh hours for a single listing and any numbers of refresh credits can be used within any number of time.

Refreshcredits help you instantly bring your listing on top without waiting for approvals.

Click on on your web dashboard and select my listings. It will open listing Management showing active, inactive, rejected, and expired and drafts or incomplete listings. You can go through all your listings tittles to search or can use search bar on right top corner of your dashboard. It will bring your typed title on top for your reference.
Scroll down your App dash board it will be showing your recent listing and featured ones, to see all click view all. It will open all your listings posted in rent, wanted and sale with their status. You can apply Oneclick boasters, can share them or can change the status as per your needs.

You can edit, delete, and edit images of a listing or can change their status to hidden, sold, inactive, and active as per your respective needs. The respective property card will be showing response statistics e.g. views, calls, inquiries and will be allowing you to refresh or promote it. A hidden, sold or inactive listing will immediately make room for other listing in your quota.
Same operations can be also performed by your App dashboard by viewing a single property. If any such properties are saved as favorite by any user (s), a sold status or not available status will be shown in their Pins> saved properties or comparison on their web dashboard. If they click on their App Dash board, the same status will be updated for their guidance.

An individual user is awarded five while ten standard listing credits are awarded to professionals. If you need to extend your listing quota, please click on and proceed with purchasing. On successful payments the purchased quota is available for your use.

Click on on respective property card shown on your dashboard in your listings and continue editing as and when required. An edited property will be sent again for admin approval and will be appearing in pending properties.

On Michni web portal or on your app dashboard to initiate the easy process of submission a property type. Select a property and subtypes, fill required fields including pricing, sizing, rooms, features, construction, contact etc. and submit for admin approval.
If you are adding a property without login, simply click or Add property icon on your home search screen of your app, fill the form. You have to register or login by providing your login and password and submit for admin approval.

A rejected listing shows reason of rejection from admin. Resolve the discrepancy and submit it again. 90% of listings are rejected because of irrelevant images, embossment on images or unclear pictures while 10% of the listings may be rejected because of inappropriate text description e.g. abusive language, Promotional text of dealer’s services or embedding contact number in description.
Michni has a strict code of conduct, do not apply water mark on your submitted images, videos neither entertain a listing bearing embossment of other portals or agency etc. Continues submission of violation adds negative remarks to a user account and can result in temporary or permanent suspension and deletion of account.

Michni entertains three main types of properties including residential, Plots and commercial followed up by sub categories of house, ground portion, upper portion , guest house, penthouse, apartment, room, annexes, farm house, hotel suites, basement, hostel and others for residential properties. Plot is followed up by commercial, residential, industrial, agricultural, farm house plot and file while commercial property has a sub category of office, shop, warehouse, factory, building, theatre, commercial unit, Gym, Food Court and others. Appropriate selection helps users to narrow down search to their required results that best fits in their respective needs.

You can list your ad in rent, sale, wanted or submit a project. In wanted category you let the agents and users about your needs, price range and other requirements to approach you with their offerings while in sale, rent and project, you pose to be a seller with your offerings. Submit high quality pictures, YouTube video link (s), description, features etc when offering a property in market and specify your needs in wanted with clear instructions for better selling and getting more offers.
Agents and agencies must pay attention to “wanted” section for more rental and sales leads.

Listing quota is number of allowed listings for a single membership and are annual based. Standard listing quota is reusable as and when needed and available. Michni awards free five standard listing credits to individual users and ten to professional roles. You can always choose to extend your quota for one year by purchasing more standard listings or can purchase promotional credits for branding and listings promotion. Statistics of used credits and available credits are available on your dash board.
Agency accounts have the liberty to assign listing quota (s) to respective users. After adding team members, click on assign listing quota to respective individual team members from your dashboard.

Michni keeps Premium at highest priority in area search followed up by featured and then latest submitted standard listings or accounts. Michni also showcases its premium and featured ads on App landing, home page, Rent, buy, wanted, Project landing page, agents landing page, developer landing page, blog home and inner pages. Besides this these ads are displayed beneath search filters of property, projects, agents and developers for more exposure.

Real Estate Projects


Currently, Developer is the only account type authorized to add projects. If you have enrolled in any other capacity on Michni and need to add project. Please contact admin to create a custom package for you or assign project listing credit (s).

Michni with its vision to boast economic growth of the country and due to Covid-19 is accepting very nominal pricing. The following are our project listing prices and can be paid directly online, cheque /wire transfer and through cash collection. The following are fee structure for project listings

A project must be listed as standard and then upgraded to any. Premium Plus offers same visibility but with added benefits of Still Photography, Videography and Dronography by international certified Photographers. A Michni Verified appears on premium projects.

In simplest words a ranked project of Michni is ranked through our portal helping you for branding, image building and better sale. Michni is currently aiding a premium projects with reservation system for a short time helping developers fast selling. It helps users to invest and developer to get more conversion. A reservation lead of Michni has 70 of conversion probability.

As name suggests, Reservation system is add-on that enables a user to select a property of choice in a project offerings and reserve it absolutely free. The reservation ID with property of interest and contact details is shared bilaterally. The rest of proceedings are directly managed at developer office. Our reservation system helps you get a healthy sales lead with 70% conversion probability and developer puts the rest, to convert it into sales. Currently our reservation system offers basic operation in simplest possible way and is coupled up with our Premium Project Package and will be offered separately after further development with added terms and conditions.

Michni offers you complete controls over your ads and listed property. A listed property can have any of the following statuses.

Active

Approved listings with active status that are searchable and visible on Michni to all its users.

Expired

The listings that might be still available but were offered by ad owner for a limited time. The ad owner can at any time change its expiry can offer it again in market. Michni gives multiple options from one to six months for a property listing validity and the time starts after approval from admin.

Edited

The approved listings that are edited by ad owner after approval and are again in approval status.

Pending

The submitted listings awaiting for admin review before approval or rejection. The pending properties are usually rejected or approved within 24 hours of submission.

Approved

The submitted properties by users that are approved by admin for visibility of Michni users, can be searched and contacted.

Deleted contact

The deleted properties remains visible on Michni search butform is removed and status is selected as sold or rented by default.

Rejected

The submitted properties that fails the approval level of Michni admin appears in rejected on your dash board with Objection. Once resolved, you can again submit it for approval.

Active

Approved listings with active status that are searchable and visible on Michni to all its users.

Hidden

The properties with status hidden does not appear in Michni search. Such properties are not only removed from user’s visibility but also makes a room for next listing. You can always change the status from show to hidden for all active properties or vice versa.

Sold

Such properties are the rented or sold properties whose status has been changed by ad owner from active to sold. By making a property sold, Michni shows sold tag to all those who have saved the property in some comparison or as favorite.

Alerts and Pins


Pins are liked professionals, favorite properties and comparisons. Allsaved properties and others are available to be viewed later on your dash board under My Pins. You can view or remove them from your pins.

The properties that may need further consideration based on their respective attributes. All these selected properties are combined in a single screen for a quick comparison and is also available in My Pins at your dashboard to be viewed later. Click on sign on each property card that you want to compare. Click on “Compare” to view the single screen combining all selected properties with their attributes e.g. Thumb nail , location, purpose , pricing, built year, beds, baths , sizing and other decision making attributes.

If you are logged in or want to view it latter, the comparisons are available on your dashboard to be viewed latter.

The properties surfed, saved or included in comparisons on your dashboard. If the owner of a list reduces price from the earlier, an alert is sent to all those who have surfed, saved or compared the property, of the reduced price. This is an interest based alert sent the interested users to engage if they need to and thus results in more contact generation.

If you are searching for a property and results are blank. Here you can play with advanced search filters to expand the scope of your search, can add a property to be on top or can add an alert to notify you if property of such attributes is added on Michni. Michni currently sets no limit for on demand alert mails so please feel free to add as many as you require.

Michni can send you alerts about consumed quota, approved/rejected listings, promoted accounts/listings, pending transaction, payment overdue, about to expire/ downgrading, downgraded/ expired, promotional, cash collection. Reservation leads, exclusive leads and messages from listings, projects and profiles are the other forms of leads initiated by users.
